What credit score do I need?

There is no single score for every mortgage. Lenders consider credit history alongside income, debts, down payment, property and the overall application. Some solutions may be available outside standard lender guidelines.

How much can I afford?

Affordability depends on income, current debts, down payment, property costs, interest assumptions and lender qualification rules. A focused review can provide a more useful range than a generic calculator.

How much down payment is required?

The minimum depends on the property price, occupancy, mortgage type and applicable insurer or lender rules. Closing costs should be planned separately from the down payment.

What closing costs should I plan for?

Depending on the transaction, costs may include legal fees, appraisal, home inspection, land transfer tax, adjustments and moving expenses. Your lawyer and other professionals can confirm transaction-specific amounts.

How long does mortgage approval take?

Timing varies by lender, application complexity and how quickly documents are available. Appraisals, property review or additional documentation can add time, so early preparation helps.

Should I choose fixed or variable?

It depends on your tolerance for rate and payment changes, your timeline and the exact terms offered. Compare cost, flexibility and risk rather than choosing from the rate alone.

What is a mortgage pre-approval?

A pre-approval is an early review of your financial information and may include a conditional rate hold. It is not a final approval: the property and updated borrower documents still need to satisfy lender requirements.

Can I refinance before my term ends?

Possibly. The analysis should account for your existing mortgage penalty, legal or appraisal costs, qualification and whether the new structure improves your overall position.
